Looks pretty perfect, except the distance from Auckland.
It’s close to Hamilton though, and public transport goes from Auckland to Hamilton =D (right?)
Anyway, about those caves, they’ll have to be made 100% safe if anyone were to plan on using them, or they’d have to be blocked off, we don’t want people getting trapped in caves, or worse…
The cynic in me wonders about the price tag - it says plans for buildings drawn up, but doesn’t necessarily have consents. Why do I think there might be a problem getting services to the building sites, or the local iwi might object, or something bad that means they can’t do the development work themselves. Of course, it could just be the distance from Auckland that puts the price down.
How long does it take to drive to Waitomo these days?

Oh right, there are Maori tribes(?) that could object here, ey? Sigh I’m so not used to having a native semi-tribal culture to ‘deal’ with.
(And I have no idea how to be political correct when it comes to Maoris >.>)
Oh pretty much the best way to be politically correct with the Maori people is just not bother going down that path in the first place!

My advice is to learn about Te Tiriti o Waitangi (our founding document), and then learn about tikanga (Maori protocols). Basic tikanga is covered in free Te Reo (Maori language) courses that are offered by number of Adult Education providers. It’s not about political correctness, it’s just common respect.
As for local Maori (and the local is important, it’s not all, just those who hail from that area]) they may have interests if there are (urupa) burial grounds or similar on the site. It’s not that common, though. The caves may be interest to the local iwi, but sure I’m there are other stakeholders (e.g. caving groups) who may be concerned around whether larping poses risks to fragile geological structures (e.g stalactites).
The easiest way to assess whether there are any outstanding issues would be to enter into dialogue with local iwi. I’ve actually been to the local marae and can attest that the people there are perfectly nice and hospitable, so I’m sure that any queries would be happily received.

On a related note - as all maori tribes consider themselves different does this mean that any attack against any maori is an attack on the targeted group or on all of them? I am talking racist type attacks along the lines of:
Maori a:
You have a stupid nose.
Maori b:
Your tribe all have stupid noses.
Maori c:
All maori have stupid noses.
In my book - both B and C are equally offensive it’s just one is a bigger generalization. Key point being - at what point does it stop being hatred (tribe, iwi, region, country, people) and become racist and why is A just offensive when it is no different to B and C in effect other than a more widespread insult…

We are talking about an area where you can buy a modestly-sized empty residential section for $24k.
Having said that, it’s still incredibly cheap for that huge amount of land, even for that area. My guess is that it’s mostly native forest that can’t be felled, so no use for farming or forestry. Perfect for larp though. You might well be right about a lack of services or other issues too, though.
